Here at Orinoco Property we largely deal with student rentals, however we also have a selection of executive properties that are available throughout the year. You can find all our rental procedures below

OUR STUDENT RENTAL PROCEDURE IS AS FOLLOWS:

• Firstly you will be taken on a viewing to the properties that we have selected to suit your group specifically.

• Should you wish to take the property, you will need to pay a Holding Fee to reserve the property which is £100 per person. This is NOT an agency fee. This is simply to take the property off the market and once you have signed your contract it will be allocated to cover some of your deposit.

• Please note if you decide you no longer want the property this fee is non-refundable.

• If you are a UK resident, you will need to provide a guarantor who is also a UK resident to be contacted in the event of late rent payment. We will also require a copy of their drivers licence or passport. If you are an international student you will need to pay some of your rent in advance quarterly if you do not have a UK based guarantor or use a gurantor agency such as 'Housing Hand'.

• You will need to return the completed guarantor forms along with supporting documents, photographic ID and personal details forms to us within one week of the Holding Fee being paid, otherwise the property will go back on the market.

• Once the above paperwork is returned, this is where you pay the remainder of the deposit. Some of our properties have larger deposits payable than others.

• Once the paperwork is returned and deposits paid, we will send out your contract for signing. 

• The final step is to contact us a few weeks before your tenancy start date to arrange for a key collection and inventory check-in!!

                                                        OUR EXECUTIVE RENTAL PROCEDURE IS AS FOLLOWS:

• Should you wish to take the property, you will need to pay a Holding Fee to reserve the property which is calculated at a weeks rent per person. This is NOT an agency fee. This is simply to take the property off the market and once you have signed your contract it will be allocated to form part of your deposit. 

• Please note if you decide you no longer want the property this fee is non-refundable.

• If you are a UK resident, you will need to provide a guarantor who is also a UK resident to be contacted in the event of late rent payment. We will also require a copy of their drivers licence or passport. 

• Before the contract can be signed, you will need to return the completed guarantor forms along with supporting documents, photographic ID and personal details forms to us within a week of the Holding Fee being paid, otherwise the property will go back on the market and you will not be refunded your fee. You will also need to pay your deposit and it be in cleared funds in our account before the signing.

• At the contract signing, copies of your ID will be taken and two copies of the contract signed, one for you and one for us.

• Your inventory will be provided to you on the day you move in
